RES 98-15 APPROVAL OF FINAL PLAT FOR LESLIE LANDINGRESOLUTION NUMBER 98-15
A RESOLUTION of the City of Bainbridge Island,
Washington, approving the final plat for Leslie Landing, on
approximately 183,341 square feet of real property between
Shepard Way and the waters of Eagle Harbor, upon the
application of Andy Mueller. (FN: SSDP/SUB/PUD04-22-96-
1 and FSUB02-10-89-1. )
WHEREAS, owner Dick Bowen through applicant Andy Mueller submitted an
application for approval of preliminary plat, planned unit development and shoreline
substantial development permit to develop a plat of 12 single family lots on
approximately 183,341 square feet of real property between Shepard Way and the
waters of Eagle Harbor; and
WHEREAS, the City Council of the City of Bainbridge Island approved the
preliminary plat application May 15, 1997, under Resolution 97-18; and
WHEREAS, owner Dick Bowen through applicant Andy Mueller submitted an
application for approval of a final plat on February 10, 1998; and
WHEREAS, the city engineer and planning department reviewed the submitted
final plat application and gave c0nditioned approval; and
WHEREAS, on March 19, 1998, the City Council of the City of Bainbridge
Island considered the final plat application and determined that the conditions imposed
when the preliminary subdivision as approved have been met or bonded and that all
applicable ordinances and laws have been satisfied; now therefore,
THE CITY COUNCIL OF THE CITY OF BAINBRIDGE ISLAND,
WASHINGTON, DOES RESOLVE AS FOLLOWS:
Section 1. The final plat of Leslie Landing is hereby approved pending performance
or "bonding" of items listed in the memo dated March 11, 1998, from Michael
Kulish, and the letter dated March 11, 1998, from Jeff Jensen. The plat shall be
signed only after verification from the city engineer that the items are met and that the
following minor planning matters are performed:

Each final plat drawing shall show the flood zone line. All construction
waterward of this line shall conform to Chapter 15.16 BIMC, Flood Damage
Prevention.

Prior to recording, the applicant shall indicate on the face of the plat the
location of the OHWM at the time of preliminary plat approval.
Prior to recording, the applicant shall state the following under Note 12 on page
3: "Disturbance areas for buildings and yards: (a) Within the perimeter buffers,
no buildings are permitted. Landscape and maintenance is permitted. No tree
removal is permitted except with prior approval of department director (see #6
above). (b) Within the shoreline buffer, no disturbance is permitted."
One-half of the school impact fees ($12,600) shall be paid prior to plat
recordation.
Prior to recording, the applicant shall revise Note Number 14 on page 3 as
follows: "... no more than 3,757 SF per lot, and no more than a total of 751
SF within the tracts, .... "
The dashed lines indicating front yard setbacks may be removed from Sheet 3
of 4.
Section 2. Upon completion of the above-mentioned items, the City Council of the
City of Bainbridge Island authorizes recordation of the plat of Leslie Landing.
